How many retailers in and around the area where the business is intended to locate?  How are these businesses doing in today&#8217;s economic climate?  How long have these other establishments been in the area?  What percentage of the public would be interested in this type of product or service and is it seasonal and what percentage of that market lives in the status demographically speaking?  Another important factor is the median income in the area to sight the percentage that can afford the product or service.
</p>
<p><strong>Step 1:</strong> Resolve the total cash on hand, the ability to acquire more cash through the employ of equity in property, assets that can be used as collateral to secure a loan, stocks, bonds, mutual funds, IRAs, term life insurance policies and so on.
</p>
<p><strong>Step 2:</strong> Score a location that affords the best visibility, access, parking, the correct image, the right amount of walk in traffic and the right cost and terms. <p>Some of the most common expenses we use consist of cable &amp; internet, cell phone, groceries, and car insurance. There are several approaches you can select to control the amount of spending on these goods and services. A lot of savings can simply come down to separating needs versus wants.

<p>One method that I recommend to cut down on your cable &amp; internet bill is to call your company and ask to converse with the retention department. If you mention that you are thinking about cancelling your service or downgrading then you may get a retention offer. I recently was paying around $55 for cable and $45 for internet. I called my cable provider and said I wanted to save money on my bill and that I felt like I was paying too much for service. The first thing they mentioned was that I could slice the download speed of my internet which would save me about $15 dollars per month. I quickly said that I wanted to do this since I only use my internet for basic use and I don&#8217;t do a lot of downloading. Next, they offered me the same cable package I currently had for $29.99 for 6 months. Because I was extremely friendly throughout the process, the lady I spoke with told me to call back in 6 months and ask for this rate again. As you can see, by simply calling and understanding my options I was able to reduce my bill from $100 to $60 per month.

A call to your cell phone provider&#8217;s customer service can allow you to go over your bill in detail and glean rid of things you don&#8217;t need. <p>The first thing to realize is that your insurance <strong>premium</strong> is based upon many things. <p>I was introduced to <strong>Gap insurance </strong>a few years ago on with automotive loan. <strong>Gap insurance </strong>is handy for those times that you have a loan or a lease and your car is totaled. This is pay the contrast from what you have left on the loan or lease and what you actually owe. If you do not have this coverage, you could end up paying out of pocket to cover what remains on the loan or lease. That means, that if you still owe $3000.00 between the amount of the loan and the value that you&#8217;ve gotten for your vehicle. This protects you from those horrible people that allow their coverage to lapse or if someone&#8217;s driver&#8217;s license has been suspended. Yes, if there is an accident, they will find themselves on a trip to jail. But who will pay for the damages to your car?  You, of course. This added benefit of your policy will provide coverage for you in that instance. There is a limit on the amount your insurance company will pay, but when you&#8217;ve been in a hit-and-run, this is your saving grace. This also helps you in the event that the other party has only the minimum coverage.
</p>
<p>There are other options to add to your insurance policy. Items like <strong>Out-of-Country coverage</strong>, which will help you if you doing a lot of traveling to Canada or Mexico. Also <strong>Emergency Road Side Assistance </strong>will provide assistance if you&#8217;ve locked yourself out of your car, need to be towed (non-accident related), a flat tire or if you&#8217;ve run out of gas. Most financed cars have provided this in their <strong>warranties</strong>. So this may not be coverage you want to add to your policy. If you do not have that covered in your warranty, it may be something worth looking into.
</p>
<p>You&#8217;ll have to check with your state to see what coverage and amounts are mandatory because it differs from place to state. Though it is a safe opinion to have a more coverage. After all, automotive insurance is a map for people to protect themselves. It can keep you much grief if you are ever in an accident and are at fault or not at fault. Pick Up as much coverage as you can afford, that&#8217;s my suggestion.

Do you have flood water in your basement, back yard or pasture that never used to accumulate there?  Gee, have YOU changed anything?  Or are the floods becoming more frequent from something that someone else is or isn&#8217;t doing?  While there are many reasons that water runoff and floods happen. This article deals with farmers and floods.
</p>
<p>There have always been floods. There have always been farmers raising crops. But in the last few years I have noticed that farmers seem to be adding to flood problems. I see it all around me and wonder why no one seems to care. Big government is in everything else about farming, why not this?  If there are rules about row cropping land that is better valid for pasture or hay, are they being enforced?
</p>
<p>With the corn &#8220;maddness&#8221;, comes the flood water. Pasture and hay ground has been tilled under for row crops. This ground is usually rolling hills or low ground. Whats a farmer to do?  Well, IF you must row crop this ground, plant grass water ways. Farmers always used to do that. Now, farmers till up what was water ways and nothing is left to catch the water. Nothing but the creeks, rivers, the neighbors yard and your house. OR, they tile. Tile runs the water to creeks and rivers. And the volume of water is astronomical coming out of these tiles.
</p>
<p>The picture above is from 1 and 1/10 perambulate of rain. The guy has a tile that is broken and the water sits. This is one itsy-bitsy patch of ground. And not what we would call a gully washer of a rain. Now take this times millions of &#8220;small patches of ground&#8221;. Think it could add up to flood water?  It does. In the old days, this piece of ground would have been seeded with grass or hay. The ground is gross here due to coming off of a small hill. Aerial photos from the 1930s show this exact set flooded.
</p>
<p>This fellow is not alone. And there are much worse instances. The ones where you drive by and see no water ways and vast erosion places in fields. Can you say &#8220;muddy&#8221; flood waters?  Around here you can discover ditches tubby of mud from fields. Can you say erosion?
</p>
<p>I&#8217;ve been in farming and farming connected work all my life. I&#8217;ve never seen farming practices as bad as the last five or so years. Around here, even bad ground (similar to the picture) goes for $4000.00 plus an acre. Farmers can tell you how many cornstalks and bushels are in that flooded piece. What does it matter if it floods?  Do you get to turn it into the insurance company?  Doesn&#8217;t farming a piece of ground that naturally sheds water in the above fashion tell you something is wrong?
</p>
<p>Farmers and flood water. It&#8217;s becoming determined that there is something to it. Farmers of old would call this a greed problem and would have belittled those practicing this kind of &#8220;farming&#8221;. They took pride in their crops, their ground and how they took care of the land. Now, its rip it up, tile it, and fetch whatever you can from the land. I remember my grandfather and other older farmers always bending down to scoop up a handful of earth. They ran it through their fingers. They tasted it. They simply loved and cherished it. I think farmers of worn unprejudiced naturally thought the appreciate and the well being towards their land would always be a part of farming. It is not. A young farmer recently view I was crazy when talking about the land. Small part that it is, I love our acreage. I understand smelling it and taking care of it.
